Do I need a solicitor or conveyancer to buy a house?

Whilst in theory you could deal with conveyancing on your own, we would strongly advise instructing a legal representative. Instructing a conveyancer will make sure that you are made aware of any issues with your property. They are experts in what they do and will resolve any issues, complete all the legal requirements, deal with your mortgage company, the seller’s solicitors, your Stamp Duty payment and the Land Registry. Furthermore, if you are buying with a mortgage, your mortgage company is likely to require you to instruct a solicitor.

When should I instruct a conveyancing solicitor?

The conveyancing process begins when you make an offer on a property or accept an offer on your home. We recommend contacting a conveyancing solicitor as soon as possible to ensure you are not worrying about completing on time.

How long does conveyancing take?

The conveyancing process normally takes around 10 – 12 weeks. However, this depends on a number of factors including the type of transaction (freehold, leasehold etc.), how many parties are involved and more.

Leasehold transactions tend to take longer due to the additional requirements a leasehold property attracts.

The average process for the remortgage of a freehold property takes between four to eight weeks after a mortgage offer has been received.
