| Buying property

Buying a property is a sizeable investment and you need the support of expert conveyancers to ensure that the legal title is sound and the conveyancing process goes smoothly.

We deal with all types of residential property purchases, including investment or buy-to-let purchases and leasehold transactions. We know that you may be faced with tight deadlinesand we always do all we can to meet your preferred timeframe.

The basic steps that we will need to go through in a property purchase include:

Requesting a mortgage offer in principle

It is always recommended that you ask your chosen lender to provide you with a mortgage offer in principle as soon as you decide to start looking for a property to buy. Having this in place will show potential sellers that you have done some of the preliminary work and that you are a serious buyer.

It will also give you a chance to start putting together the financial information that the lender will need and find out how much they are likely to lend you.

Instructing property solicitors

Asking a conveyancing lawyer to represent you early on can reduce the time taken to reach exchange of contracts. If you ask us to deal with your transaction, we will start working with you straight away, letting you have the forms you will need to complete and carrying out our checks before opening a file.

Ordering a survey

It is advisable to have a survey carried out to check the condition of the property. This is particularly important for properties that are older, of unusual design or construction or in poor condition. If flaws are revealed, then you have the option of asking the seller for an allowance against the purchase price to cover the costs of repairs.

Contract and enquiries

Once you have had an offer accepted and passed our details to the estate agent, the seller’s solicitor will send us the contract papers. We will go through all of the documentation provided and ask any relevant questions. We will also apply for searches.

When we have satisfactory replies to our enquiries, search results and your mortgage offer, we can give you our report. We will check that you are happy with everything, including your mortgage terms and conditions, and you can sign the contract and the mortgage deed.

We will need a deposit, usually 10% of the purchase price, to enable us to exchange contracts. We will agree on a date for completion with you and the other parties in the change and once contracts have been exchanged, this date will be fixed.


We will let you know how much we need from you in cleared funds for completion and order your mortgage advance. On the day of completion, we will send the money to the seller’s solicitor and let you know once it has been received and you are able to collect the keys from the agent.

Following completion, we will register your ownership of the property at the Land Registry along with your mortgage if you have one.

| Selling property

If you are selling a property, we know that you probably want to reach the point of exchange of contracts without undue delay. If you ask us to deal with your sale, we will start work immediately, sending you the initial forms for completion, verifying your identity and opening a file.

We will secure your title deeds and order an up to date copy of the legal title and plan from the Land Registry. Obtaining all of the necessary information early on means that we will be able to send contract papers out as soon as you have a buyer in place. This can reduce the time taken to reach the exchange of contract.

We always do all we can to ensure that buyers have what they need from us and we will check in with them regularly to see if we can assist them in any way.

We will let you have any relevant information from your mortgage lender, including a copy of the redemption statement showing how much they will need to discharge your mortgage.

On the day of completion, we will let you know as soon as we have received the sale monies. You can leave the key with the estate agent and we will authorise them to release this to your buyer. We will redeem your mortgage and account to you for the balance of sale proceeds.

| Transferring property

A transfer of equity refers to adding or removing someone from the title of a property. For example, you may want to transfer your home into joint names with a new partner or from joint names into your sole name.

There are legal implications relating to property transfers and we can make sure that you have the independent advice that you need and that your rights and interests are protected.

We also deal with transfers subject to a mortgage as well as transfers that are done alongside a remortgage.

| Remortgaging property

If you are mortgaging a property, you will need a solicitor to represent you and your new lender. We are authorised to act for both clients and all major lenders and we can carry out the remortgage process promptly and efficiently.

Your new lender will require us to report to them on the property in a similar way to a purchase, as they need reassurance that it is good security for their loan. We may need to carry out searches and we will also let you have a property information form to complete.

We know that you will probably want to move to your new lender without delay and we always take all possible steps to complete promptly.

| Equity release

Equity release policies allow you to release some of the capital in your home to give you a lump sum without having to sell. There are different types of policies available with different requirements and we will make sure that you fully understand the terms and conditions of your policy.

We will go through the implications of equity release with you and provide you with the independent legal advice you are required to have before you enter into the agreement.
