Neighbour disputes

Sometimes issues between neighbours and those living close to each other arise. For example, in relation to boundaries, anti-social behaviour or other nuisance, rights of way, trees, or where people park their cars. It is often possible for neighbours to resolve their disputes between each other. However, where your dispute remains unsettled, we are here to help.
| Boundary and party wall disputes
Boundary disputes are some of the most fiercely fought disputes that we see. This is because it often feels like your neighbour is trying to take part of your land. Boundary issues are not often straightforward. Therefore, we will work closely with your appointed surveyor to advise you on the accurate location of your boundary. Once this is agreed, we will work with you to resolve the issue with your neighbour.
We can also assist you with Party Wall Act procedures. Whether you need advice on the best way to proceed, or to stop your neighbour carrying out works without consulting you, we can help.
| Nuisance and anti-social behaviour
If your neighbours are disturbing your enjoyment of your property, we can help. We are experienced in dealing with allegations of noise nuisance (from homes as well as nearby commercial properties); anti-social behaviour; and other nuisance including smoke and pollution.
| Tree and hedge disputes
Trees and hedges between properties can cause various neighbour disputes. These include tree roots causing damage to buildings; tree branches overhanging the neighbour’s garden; the hedge line changing, thus causing a boundary dispute; a neighbour removing a tree that you thought was on your land (trespass) and issues relating to Tree Preservation Orders and conservation areas.
| Rights of way disputes
In some situations, a property may benefit from a right of way over someone else’s property. Unfortunately, it is not always clear that a right of way does exist, or how it can be used. We work with property owners to protect their right of way or challenge it where required.
| Parking disputes
Parking disputes arise particularly in newer developments where on-road parking is limited. We have also acted in disputes over named parking spaces in large apartment blocks. Disputes usually arise because a neighbour blocks someone in, or repeatedly parks in someone’s designated space.

| What our clients say
"We approached Levi Solicitors LLP about highly anti-social behaviour. We are very pleased at the way this matter was successfully resolved by Ed Smith of Levi's Dispute Resolution Department."
Residential property dispute client
The rebuilding of my house went horribly wrong with the main contractor going into liquidation and subsequently a number of defects coming to light. Thanks to Ed I have managed to recover almost half of the cost of the build from the architect who was managing the build - considerably more than I originally expected. I would highly recommend Ed particularly for his grasp of detail in a case involving hundreds of emails, photographs and pages of experts reports.
Mr S, Leeds
"What great service Ed provided me with, the end result was what i wanted. Cheers again."
Mr B, Leeds
"I’d like to thank you again for all your efforts in this case. I have always felt confident throughout that we would reach the right conclusion and it has been seamless. That has been in no little part to your reassurance and diligence along the way."
